SAGE performs Phase I Environmental Site Assessments (ESAs) for property transactions in accordance with the comprehensive standards established by the American Society for Testing and Materials (ASTM) or with client-defined standards. Our ESAs are tailored to meet the specific requirements of land owners, prospective purchasers, developers, financial lenders, realtors, and attorneys who need to know the environmental condition of a property in order to satisfy the Due Diligence aspects of the Innocent Landowner Defense. Typical assessments include a thorough historical record review, inquisitive site reconnaissance, well documented interviews, and a clearly presented report with specific recommendations.

SAGE is well aware of the risks and liabilities associated with environmentally damaged properties and works to meet our clients' schedules while protecting their interests. Depending on the property, we can expand our assessment to include asbestos-containing material, radon gas, lead-based paint, wetlands, and indoor air quality. If we identify significant environmental concerns, we may recommend additional investigation to determine the nature and extent of contamination in affected soil and ground water. These investigations are often referred to as Phase II assessments and are particularly valuable when an estimate of the cost to remediate a site is needed. SAGE’s Environmental Professionals have been designing, conducting, and managing Phase II ESAs for over 20 years at sites ranging from remote localities to highly congested operating facilities. To minimize the costs associated with property transfer evaluations, SAGE utilizes the most cost efficient exploration and analysis techniques that still provide the information required for our client’s decision-making process.
